I have never rental a vacation rental property before.   What should I expect?

Rent By The Beach offers four unique homes individually decorated with charm and personality in three different unique locations.    Each home offers you more space than a conventional hotel room including common living space, dinning room, equipped kitchen, laundry facilities, back yards, grills, porches/balconies, etc.   What a vacation rental does not supply is 24 hour room or maintenance service.

May I smoke in the house? 

No, sorry we do not allow smoking anywhere inside any of our properties.

Do you have grills? *

Yes.  All beach properties have a charcoal grill.

 

How far are you from the beach/town? *

The Sand Rabbit is TWO HOUSES to Lake/MI.  The Sunflower a couple blocks to the beach.  Rent by the River is three blocks to the Mississippi River (where you can take the ferry to the French Quarter) and Rent by the Redwood is on a wooded lot with tons of trees.

 

Do you have air conditioning?

Yes (except in Northern California where you don’t need it).

 

Do you allow pets?

Please inquire.   We have allowed well behaved pets (no barking, accidents, chewing).   There is an additional charge for each pet for $25.00 per day.

 

What are your prices?*

Our rates in the high season range typically for $80.00 per room, per night to $125.00 per room per night.  It depends in when you come, number of people, length of stay.   Please see our rate information and call for details.

 

Do you rent in the off season?

Absolutely!   Weekends, weeks, monthly.

 

Do you have off season rates?

Yes.  Call us for more information. 

 

Do you take a security deposit?

Yes, we take a credit card to hold the house and it acts as a damage deposit.  We can also take a separate check for $300, but prefer the ease of a credit card.  Please notify us if there is any damage when you arrive or during your stay.  Although we are a business, we care about our properties and ask you to “leave no trace.”

 

Is there parking.*

Yes, see individual houses for details.  In St. Joe you can park on the street all day (except 2:00 – 5:00 am).  Weekends you can park over night on the street.   Sand Rabbit, Sunflower and Rent by the Redwoods all have garages.   

 

Do all your houses have fully equipped kitchens with dishwasher, toasters, coffee makers, microwaves, etc?

Yes.  We do our best to have everything you will need when you arrive.  We have basic pots and pans.    If you need a special baking pan or utensil we ask you to bring that with you.   We get your started with paper products, but do not supply for your entire stay.   We suggest a trip to the house to see what supplies are needed.

 

Can we have more people than our rental agreement states?

No.  

 

Do you have cable/internet?

Yes.   We do our best, but can’t be responsible for service interruptions.

 

What type of outdoor space do you offer?

Lots of options!   All houses have a front and/or back porch or both.  The Sand Rabbit has a fenced yard.  Sunflower has a nice big yard.   Rent by the River and Redwoods have large backyards.  

 

Are we allowed to have a party with people not staying at the house?

Please inquire.  Depending on size there may be an additional charge for this.

 

What is something happens and we the house requires maintenance?

Unlike a hotel we do not have in house staff, however, over the years we’ve developed relationships with repair people and will do our absolute best to get a repair person to address the issues right away.   We do not offer refunds for issues beyond our control.

 

Do you take credit cards?

Inquire. Add 3.5%.  

 

Check in?  Check out?

4:00 to 5:00 p.m. and 10:30 p.m.   We need time for our cleaning person to get the house ready.  

 

What if I have an issue or problem with the house?

We ask you to notify us immediately if there is a problem.   We will do our best to resolve the problem including sending our cleaning person back in if the house isn’t cleaned to your satisfaction.  We want you to be happy while on your vacation!   We also ask you to be understanding if something happens beyond our control.

 

 How do we book?

That’s easy.  Call/email/fax a visa or MasterCard number to hold the house and then fill out our rental agreement and send a deposit for half.

 

How do we get in the house?

Each house is on a lock box.  The code will be sent with your final payment.

 

What if we have to cancel?

We have taken the house off the market as soon as you give us your credit card number.  We most likely have turned away other renters.   We suggest inexpensive travel insurance in case of an unexpected emergency.    If its last minute, or we are unable to rent to someone else, then we will substitute another time within one year based on availability.

 

What do we bring?

Personal items.   Cell phone.  Beach and bath towels.  Beach chairs, umbrella, toys, etc.   We get you started with paper products, but suggest you come to the house first before you go to the grocery store.

 

 What about sheets/towels?*

We do not supply towels.   Please inquire about sheets.

 

Do you have beach toys, etc?   What about kids stuff inside the house?

Yes.  We try to have books, toys, beach toys at each house, but suggest you bring your favorites from home.

Do you have a cleaning fee?*

Yes.   It’s standard when you rent a house.   Cost is based on size of the house.  See individual houses for details.
